Bed and Breakfast “Le Due Stelle” – Ostia

1. Booking and Payment

Bookings are confirmed:

  • by deposit for refundable rates;

  • by full advance payment for non-refundable rates.

Unless otherwise agreed in writing, the remaining balance must be paid in cash at check-in.

2. Length of Stay

The maximum length of stay is 60 consecutive days, in accordance with applicable regulations.

3. Online Payments

Online payments are processed via PayPal or Stripe, also without a PayPal or Stripe account.

Guests may pay by credit or debit card by following the instructions provided during the booking process.
Upon successful payment, a booking confirmation will be sent by email.

4. Payment Conditions

For non-refundable discounted rates, full payment is required at the time of booking.
No refund will be issued in the event of cancellation, modification, or no-show.

5. Cancellation Policy

Refundable Rates

  • Free cancellation up to 30 days before check-in.

  • In case of late cancellation or no-show, the deposit will be retained.

  • Any refund will be processed within 7 days, minus an administrative fee of €10.

Non-Refundable Rates

  • Cancellations are not permitted under any circumstances.

6. Check-in and Check-out

  • Check-in: from 12:00 to 20:00

  • Check-out: by 10:00

Late check-out may result in the charge of an additional night, unless otherwise agreed.

7. Tourist Tax

A tourist tax of €6 per person per night applies.
Children under 10 years of age are exempt.

8. Cleaning and Linen

  • Daily room cleaning is provided. Guests are kindly requested to vacate the room by 10:00.

  • Final cleaning is included in the rate.

  • Bed linen and bathroom linen are changed every 3 days.

Additional services upon request:

  • Extra linen change: €5.00

  • Extra room cleaning: €10.00

9. Use of the Property

  • Cooking and food preparation in rooms are not permitted.

  • Visitors who are not registered guests are not allowed.

  • Furniture must not be moved.

  • Smoking is strictly prohibited.

  • Personal belongings must not be left in common areas.

10. House Rules

Guests must present a valid ID document for each occupant at check-in, as required by law.
Quiet hours must be respected, especially between 14:00–16:00 and after 22:00.
Failure to comply with house rules may result in early termination of the stay without refund.

11. Pets

Only small dogs and cats are allowed, subject to prior approval by the management.

Conditions:

  • Pets must be well-behaved, non-aggressive, and quiet.

  • Pets must not access common areas.

  • Pets must not sleep on beds or be left unattended in the property.

Fees:

  • €10 per day per pet

  • €10 final cleaning supplement

  • €50 refundable security deposit for potential damages
